Three-Story Multi-Family Building Proposed for Former Lazy Mary’s Property

We updated our coverage on Aug. 9th to include a better link to the public hearing notice and to be more specific on what the public hearing notice includes.

(Aug. 7th, 2026) – A 3-story multi-family building is being proposed for the former Lazy Mary’s property on Littleton Road (Route 2A) and Copeland Drive. With a cover letter dated July 16th, a civil engineering firm submitted the application materials for the Town of Ayer’s Site Plan Review process and said the proposal will extend the Old Towne House development.

According to the public hearing notice shared on the MassPublicNotices.org website, the Ayer Planning Board will meet Tuesday, Aug. 11th to consider the “Site Plan, Special Permit, Stormwater and Inclusionary Housing applications,” submitted for the property located at 26 and 30 Littleton Road. According to the public hearing notice, “The Special Permit is being requested to allow for the construction of a multi- family building in the General Business district.”

With this proposal, both Lazy Mary’s – which operated at 30 Littleton Road – and a single-family home at 26 Littleton Road will be demolished to make way for the new 3-story building, which is proposed as 32 residential units located on 1.22 acres in the General Business Zoning District. The two properties were sold for $1.6 million in April, according to a land record included in the application materials. 49 parking spaces are proposed.

The applicant is proposing 3 affordable units. There was a 50-page document submitted related to just the affordable units as part of the application. Several town departments have provided comment on different aspects of the proposal, from the DPW to the Fire Department and other departments.

The Community & Economic Development department has shared comments, including a concern over how the proposed rents were calculated for the 3 affordable units.
